Garden Village Micro-Subdivision Project Enters Design Phase

The Waabnoong Bemjiwang Association of First Nations (WBAFN) is leading a new micro-subdivision project to support Nipissing First Nation’s urgent housing needs. The project is now in the design phase, and construction is expected to begin in 2026.

The initiative will create 20 micro-lots within the Semo Rd Subdivision of Garden Village, each designed to support affordable mini homes of approximately 400-500 square feet. These homes will be tailored for elders, low-income families, and other vulnerable members of the community who face barriers to traditional housing.

The development will include full servicing – hydro, water, wastewater, driveways, and culverts – and will be constructed in phases, with up to five homes built per phase. The goal is to complete all 20 homes over a four-year period, though multiple phases may be completed in a single year to meet demand.

The project aligned with Chief and Council’s Strategic Plan, Goal 4.5 to increase affordable housing by providing housing security and increasing stability among all members. The project leverages local expertise and manpower to carry out site work efficiently. The selected site in Garden Village offers proximity to existing infrastructure and community services, making it an ideal location for this development.

The Process

The Nipissing Micro-Subdivision project is being carefully planned and delivered in three key stages to ensure long-term success and community alignment:

Stage 1: Feasibility and Planning

• NFN was selected by WBAFN due to its urgent housing needs and available serviced land.
• A feasibility study was conducted to assess site suitability, infrastructure requirements, and community readiness.
• Garden Village was chosen as the development site due to its proximity to existing water, sewer, hydro, and communication services.

Stage 2: Design and Tender Preparation (current stage)

• Preliminary and final designs are currently being developed for roads, lot grading, and utility servicing.
• Environmental approvals and tender documents are being prepared to support construction.

Stage 3: Construction

• Construction is expected to start in 2026.
